A great property doesn't last long in today's market if it is priced appropriately and marketed professionally. I will give you simple tips to get your home "show ready" and provide market data to effectively price your property. 

2. Professional Marketing

Quality photography and videos of your homes best features will set your property apart from the competition. Using a mixture of print, specialty websites and social media marketing, your listing will stand out to prospective buyers. 

3. Ready. Set. Show!

I will coordinate with potential buyers and other Realtors to schedule showings. By providing all pertenant information upfront, buyers' questions will be answered upfront. Surveys. Well/Septic Details. Deed Restrictions. Leave it to me. 

4. Contract Negotiation

As your advocate, I will help you understand contract language and negotiate to ensure the best sales price.

5. Under Contract? Great! Now What?!?

Continuous communication with the buyer, their lender, inspectors, and the closing attorney is necessary to move the transaction along in a timely manor.  

6. Customary Inspections

In Virginia, it is customary (and required by most lenders) for the seller to provide a well, septic, and pest inspection for the buyer within 30 days of closing. Don't worry. I will handle these, too. 

Before Settlement

Remember to alert all utility companies and insurance providers that you will be moving. Collect all of the keys to hand over at closing. Do not forget shed keys, gate keys, and garage door openers.
